Downtown is old — cottages, not condos
The blocks around the old Georgia-Pacific mill are early-1900s worker cottages and Craftsman homes, built long before anyone here thought about air conditioning. Old furnaces, single-pane walls, cooling that was never in the plan. We seal, right-size, and — where there's no ductwork — convert to a ductless mini-split instead of tearing open finished ceilings.
Prune Hill takes the Gorge wind
The 3,000 sq ft homes on Prune Hill and the Lacamas Lake hillside sit right in the path of the east wind that drains out of the Columbia Gorge. Ridge exposure means real infiltration and ice building on the outdoor unit every freezing-rain event. That's a case for a dual-fuel heat pump, zoning and a generator — not just a bigger furnace.
Newer than you think — and aging
About half of Camas went up after 2000, so plenty of homes are still on their first wave of 2010s heat pumps and furnaces. They're now old enough for honest maintenance and the occasional replacement — plus mini-split additions for bonus rooms and home offices the original system never reached.

For ridge-exposed homes we lean toward dual-fuel — a heat pump for most of the year with gas backup for the cold snaps — plus sealing the east-facing walls and siting the outdoor unit out of the worst of the ice. On the hill, a whole-home generator is worth the conversation too, since freezing-rain events out of the Gorge are the ones that take the power down.
My furnace is from the nineties. Repair or replace?
